All students are required to pay a booking fee to accept a place in our accommodation. The booking fee includes a £75.00 non-refundable administration fee and a £325.00 reservation fee. The reservation fee is refundable if you cancel your acceptance of our offer within the cancellation period. Once you have moved in, the reservation fee is credited towards the first instalment of your accommodation fee.

Instalments

In addition to the booking fee, you must pay the first instalment of your accommodation fee in September.

Once your offer has been accepted, you can pay your accommodation fees at any time by logging into your account on our website. The accommodation fees are split into one or three equal instalments from the start of the academic year. If you move in later in the year the number of instalments will be reduced.

Property Overview

Dinwiddy House is conveniently located a short walk from both SOAS campuses and less than five minutes away from our other SOAS residence, Paul Robeson House. The local area has a large supermarket, as well as many restaurants, a VUE cinema and an 02 Academy. King's Cross-St. Pancras International rail and underground station is just a few minutes' walk away.The station provides transport links to Oxford Street and the centre of the West End, as well as regular trains to Paris for easy access to the rest of Europe. There is also a bus stop outside the station with regular buses to Camden Town and its famous market.

Dinwiddy House has 510 single en-suite bedrooms with shared kitchen and dining facilities plus 10 double en-suite rooms with a double bed and private bathroom. Flats have five, six or seven bedrooms and are set around a landscaped courtyard. We also have one small, one medium and one large studio available to rent. The building is safe and secure with electronic entry, CCTV and 24 hour staff cover.

Other great features include a common room with large screen TV, great for movie nights and socialising with friends. On-site laundry and bike storage facilities are available. You'll also enjoy free contents insurance and broadband with all-inclusive bills, meaning that you can get on and enjoy life in the capital.

Dinwiddy House is conveniently located a short walk from both SOAS campuses with main rail, underground and bus links close by. Chapel Market is just five minutes' walk towards the main Islington shopping area and has a good range of stalls, shops and cafes at reasonable prices.

At the end of the market street is a large supermarket and shopping mall. This leads on to Islington's Upper Street which has a wide range of restaurants and bars and is always buzzing with life.

King's Cross - St. Pancras International rail and underground station is only a couple of minutes walk from Dinwiddy House. From there, you can get to Oxford Street and the centre of the West End in just three stops. There is also a bus stop outside the station with regular buses to Camden Town and its famous weekend market - not to be missed! From St. Pancras International, you can take the Eurostar and reach Paris in about two hours.

Additional Information

Now you have been accepted to SOAS, it’s time to apply to live with Sanctuary Students.

You can apply from Spring 2017 onwards.

When to apply

You’ll need your SOAS serial number to hand before you can submit your online application.

Contact undergradadmissions@soas.ac.uk if you don’t have a serial number.

New students to SOAS can apply from Spring 2017.

Continuing students, currently enrolled and continuing on the same course in 2016/17, must apply by 31 March 2016.

Returning students who are currently or were previously enrolled on a course at SOAS but are starting a different course in 2016/17 need to apply before 30 June 2016.

Students who have lived in SOAS halls for two academic years cannot apply for a third year halls unless there are extenuating circumstances. Please email us London.students@sanctuary-students.com to discuss your situation.

Offers of accommodation

We will send you an offer to the email address you gave on your application. You will need to accept the offer by the dates shown below. You will also need to pay a booking fee when you accept the offer.

First round offers will be sent on 8 July 2016. These offers must be accepted by 22 July 2016.

Second round offers will be sent on 29 July 2016. These offers must be accepted by 12 August 2016.

Third round offers will be sent on 19 August 2016.These offers must be accepted by 29 August 2016.

Priority for accommodation is given to new students with a permanent home address outside of London.

Term time waiting list

If you’ve missed any of the application deadlines, maybe because you have been offered a place at SOAS during Clearing, we’ll let you know if any rooms become available throughout the year if you are registered on our waiting list.

The SOAS waiting list for 2016/17 is now open.

Broadband services are provided by Keycom - one of the UK's leading providers of Internet services for student accommodation.

The Keycom services that are included within your rental price include:

  • KeySurf - Broadband at speeds up to 12Mb symmetric. You will also have the option to upgrade to a 20Mb or 50Mb service.
  • KeyView - IPTV, delivering a range of TV channels direct to your PC or laptop.

You can collect your keys from the day your contract starts. On arrival, you will be directed to the residence office front desk for check in. You will be required to sign a copy of your licence agreement and have a photo taken for your ID/entry card.

If you haven't already paid your first instalment you will be directed to a payment desk before you can check in. To avoid queues and delays on move-in day, you can pay your first instalment online at any time prior to arrival at the residence. Once check-in is completed you will be given the keys to your room.

For check in you will need to bring ID and a copy of your offer letter/email or payment receipt.

Parking

An area to park and unload your belongings will be available. Because of limited parking space you will be asked to move any vehicle as soon as you have unloaded.

To cancel your acceptance of our offer you must email the accommodation support office at london.students@sanctuary-students.com at least twenty-eight (28) days before the start date of your licence. If you cancel your acceptance at least twenty-eight days before the start date of your licence you will be entitled to a full refund of your reservation fee and your administration fee. If you cancel your acceptance less than twenty-eight days before the start date of your licence, you will be entitled to a refund of your administration fee less any costs reasonably incurred by us and a refund of your reservation fee less any lost income we suffered until the property is re-let limited to the value of your reservation fee.

If you do not notify us by email of your cancellation of your acceptance, we will retain all of or a proportion of the reservation fee to offset our reasonable costs and losses incurred until the property is re-let. If the start date of your licence has passed and you have moved into the room you cannot cancel your acceptance and are responsible for the payment of the licence fee until the end of your licence unless a replacement resident is found and agreed by us.

On-site cats

Dinwiddy House is home to two cats called Boots and Pebbles who live in the on-site management offices. The cats will spend their time in the garden and reception areas. Students are welcome to pet the cats, but please don’t feed them.

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence. Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV licence to watch the BBC iPlayer.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Dinwiddy House now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.

Parking

If you wish to bring a car to London you will need to apply for a residents' parking permit through Islington Council and park on the street around Kings Cross.
