Sanctuary Students Grafton Street is just a short walk from both Manchester Metropolitan University and Manchester University. You will find us opposite the Manchester Royal Infirmary and we are parallel to Manchester Oxford Road, so you will be perfectly located to explore all that Manchester has to offer.

The accommodation has a total of 590 en-suite, standard and deluxe rooms in fully furnished flats for two to seven people. All bedrooms in five to seven person flats have en-suites, with a shared kitchen and lounge area, a flat screen TV and leather sofas. The two bedroom flats have a double and standard bedroom, a shared bathroom and a kitchen and lounge area with a TV.

You'll naturally be excited about your new home, and we understand why. Our accommodation is more than just a room - it's where you'll study, relax, socialise and make friends for life. Great features include an on-site laundry,  caretaking services and 24 hour maintenance support. Security features include 24 hour on-site staff, CCTV and secure entry. Grafton Street student accommodation is in an ideal location for Manchester students, just around the corner  from the famous Oxford Road and both The University of Manchester and Manchester Metropolitan University. The Royal Infirmary is a 2 minute walk and the Manchester Metropolitan University Business School is only 20 minutes away. Grafton Street is also just a 20 minute walk away from Manchester's lively city centre, which hosts a wide range of shops, bars, clubs, cinemas and theatres as well as excellent transport links to London and beyond. The iconic Old Trafford Stadium is just a short bus ride away.

Grafton Street is also ideally placed for easy student living, with a local supermarket and bus links just down the road. Manchester Oxford Road Station can be reached within a 15 minute walk, and for travelling further afield, Manchester Piccadilly Station is just 30 minutes away.

Money matters

You are required to make a £1 advanced rent prepayment at the time of accepting your offer. The advanced rent prepayment is credited towards the first instalment of your rent.

Instalments
You can pay your rent in various instalments. The dates of your instalments are detailed in your accepted contract.

Standard En-suite

This room type has a single bed and private bathroom.
We have 15 standard en-suite bedrooms which are in flats of 5, 6 or 7 bedrooms.

Premium En-suite

A fancy refurbished room with plenty of storage, your own private bathroom and a comfy double bed.
We have 320 premium en-suite bedrooms in flats of 4, 5 or 7 bedrooms.

Double En-suite

Treat yourself to a little luxury with a double bed, en-suite bathroom and private study space.
We have 27 double en-suite bedrooms with one double en-suite in a 5 bedroom flat or 2 in a 7 bedroom flat.


Standard

Standard rooms are brilliant value and are fully furnished with a single bed and shared bathroom facilities. We have 116 standard rooms.

Double

A great room with a comfy double bed in a flat with shared bathroom facilities. We have 116 double rooms.


Our Standard and Double bedroom types are only available in our two-bedroom flat. These room types are non en-suite, you will be sharing the bathroom and kitchen/lounge area with one other person.

 

If living with a friend, you will have to decide who wants to live in the Standard room and who wants to live in the Double room. The Standard room has a single bed and one Double room has double bed.


Please note, we do not have any two-bedroom flats with two Standard rooms (single beds) or two Double room (double beds).”

Internet

Building-wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.

The broadband service is provided by Glide, a leading provider of managed internet services to student accommodation.

  1. The internet package provided with your accommodation includes a super-fast symmetrical 250MBs Ethernet broadband service. A further 10mbs building wide Wi-Fi service is also included. You can connect up to seven devices at the same time.

Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Moving day

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • • Upload your Guarantor Deed

  • • Upload two passport sized photos of yourself

Checking in

When you arrive, please head to the main reception at the front of the building where you’ll be able to pick up your keys. Bring some photographic ID too, like your driving licence or passport. On certain days it will be busy, so we appreciate your patience.

You’ll be asked to sign for your keys and you’ll receive your welcome pack, which includes your room inventory and your Residents’ Guide.

Out of Hours

Our office hours on move in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us to let us know in advance or if you are running late on the day, call us on 07919 218 882. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and luggage

Our parking facilities are limited so you’ll need to use local car parks. Once you’ve collected your keys you’ll be given access to our parking facilities for 30 minutes before you need to move your car. Please don’t unload your luggage before you’ve picked up your keys.

Cancellations

We hope you are as excited as we are about your stay with us and won’t need to cancel your room… But we know unexpected things can happen from time to time.

So, if you do need to cancel your contract:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

Within 45 days of your contract start date
During the last 45 days before the start of your tenancy – you will only be able to cancel the contract if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However, if it is left to us, we will only do this after all our other rooms have been let. In either case, there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move into the property.

Cancellations/Refunds
Let us know as soon as possible if you decide to cancel the contract. Any cancellations will need to be made to your on-site team in writing. If you are entitled to a refund, these are normally processed within 14 working days.

Rebookers
If you have any outstanding fees from a previous stay with us, we may withdraw an offer of accommodation or cancel a contract.

Tenancy Agreement

The Sample Tenancy Agreement details the terms and conditions of your contract with us. 

TV Licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence.

Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Grafton Street now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
