How to apply
Email account
With your email address being the best and easiest way for us to get in touch with you, we will email your e-contract as well as updates and arrival information. We don’t want you to miss out on anything so don’t forget to let us know if you change your email address.
Guarantor
You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:
- be over 18
- be a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
- have a regular income, assets or savings (which are sufficient to meet your potential liabilities)
Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.
Credit/Debit Card
Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.
*£1 is advance rent and will be deducted from your total rent amount.
Internet
Building-wide Wi-Fi broadband service is included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.
The broadband service is provided by Glide, a leading provider of managed internet services to student accommodation.
The internet package provided with your accommodation includes a super-fast symmetrical 250MBs service. A further 10mbs building wide Wi-Fi service is also included. You can connect up to seven devices at the same time.
Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Moving day
We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:
We’ll be waiting for you on the main desk at reception, which is at the front of the building. If you’re stuck and you’re going to arrive late, let us know and we can leave your key with a security guard.
Don’t forget to bring your driving license or passport, as a form of photographic ID, so that we can hand over your keys. If you need somebody else to collect your keys on your behalf, let us know in writing.
Out of Hours
Our office hours on move in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at tramways@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 07972 520 808. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.
Parking and luggage
Once you’ve collected your keys, you can use our small car park for 20 minutes whilst you unload your luggage. After this time, you’ll need to use one of the local car parks.
Cancellations
Cancellation Policy
If you wish to cancel your agreement:
Up to and including 45 days before the start of your tenancy
You can cancel at any time during this period, but there will be a reasonable administration charge.
During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.
Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.
Within 45 days of your contract start date
We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.
Cancellation / Refunds
If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.
Rebookers
We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

How many universities does Salford have?
The University of Salford is located to the west of the historic centre of Salford and less than two miles from the centre of Manchester. It has three campuses: Peel Park, Frederick Road and MediaCityUK – with the former two being under a 10-minute stroll from our student digs at Tramways.
Did you know that Salford is the only university to have a base at MediaCityUK? This hub of all-things creative is a 30-minute bus ride from Tramways. Our student flats also offer a great alternative place to live if you are studying at Manchester Metropolitan University, which is also 30 minutes away by bus.
Is Salford safe for students?
As a major city, Salford does experience crime, but the levels are no higher than any other major cities in the world. Small measures can greatly reduce the risk of vulnerability, for example, avoiding walking home alone at night or using adequate locks on your bike.
How many students are there in Salford?
If you choose to study in Salford, you’ll be in good company! Each year, 23,000 students attend the University of Salford, while the Greater Manchester area overall has one of the largest student populations in Europe, with around 100,000 students. As you can tell, Greater Manchester is one of the most vibrant and diverse areas in the UK, and it’s one of the kindest – a 2018 Travelodge report found Manchester to be the third kindest city in the UK. What are the best student areas in Salford?
From urban buzz to green-belt tranquillity, wherever you feel most at home, you’re sure to find it in Salford! In terms of the best areas for student accommodation, it much depends on what you’re studying. If you’re going to be attending lectures at Peel Park or Frederick Road campuses, our student flats at Tramways are perfectly positioned, while media students might be drawn closer to MediaCityUK (though it’s worth noting that the uni offers free bus travel between the campuses).
Is there car parking at your student properties?
Car parking is available on-site, on a first-come, first served basis. If you don’t have a car, there are plenty of public transport options a quick walk away.
What about public transport?
Tramways boards excellent transport links to MediaCityUK and Manchester. We’re in walking distance of Salford Crescent train station, giving direct access to Manchester Piccadilly in just 10 minutes. Travelling in and out of Manchester couldn't be easier, and with 98 train stations in the Greater Manchester area, you'll always be well connected to the city, no matter where you are.
