We have a variety of tenancy lengths available and you can pay in 1, 2, 3, 4, 7, or 11 instalments depending on your chosen contract length. The option for 4 and 11 instalments is only available on 50 week contracts.

Our flexible cancellation option allows you to cancel up to and including 45 days before the start of your tenancy.

You will be charged £1 advanced rent* at the time of accepting your offer. Once the payment is made, it will be deducted from your total rent amount.

We will inspect your property once you have moved out. If damages are found, additional charges are applicable.

Property Overview

The Marybone Student Village is a cluster of three accommodation buildings containing 817 rooms located in a prime location at the heart of Liverpool town centre. The accommodation is near the John Moores University Library and Resource Centre while only a few minutes’ walk to the Byrom Street University buildings.

Marybone Two features en-suite bedrooms with a shared kitchen and lounge in flats for four, five or six people. There are also a limited number of double bedrooms available. Outside your room, there is the opportunity to spend time with your university friends and flatmates in a spacious common room with pool table and Sky TV. While living at Marybone, you will be able to fill your spare time with free access to our on-site gym and cinema room. If you’re unable to visit the accommodation or want to see what life is really like at Marybone Student Village, you’ll be able to check it out in this short tour of the accommodation from one of our students.

Marybone Student Village is in a great city centre location, ideally placed for students at major Liverpool universities. It's just 10 minutes from Liverpool John Moores Byrom Street Campus and 20 minutes from Liverpool Hope University. The LJMU Avril Robert Library is only five minutes away.

Marybone Student Village is a purpose built student complex, with a local convenience store and health centre on site. A larger supermarket is just 10 minutes away. The accommodation is also 10 minutes from the city centre, with the Liverpool One Shopping Centre providing a great range of high street stores. Liverpool Lime Street train station is also 10 minutes away and provides excellent rail links to Manchester, Birmingham and beyond.

Email account

With your email address being the best and easiest way for us to get in touch with you, we will email your e-contract as well as updates and arrival information. We don’t want you to miss out on anything so don’t forget to let us know if you change your email address.

Guarantor

You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:

  • be over 18
  • be a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
  • have a regular income, assets or savings (which are sufficient to meet your potential liabilities)

Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.

Credit/Debit Card

Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent* to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.

*£1 is advance rent and will be deducted from your total rent amount.

Building wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.

The broadband service is provided by Glide, a leading provider of managed internet services to student accommodation.

The internet package provided with your accommodation includes a super-fast symmetrical 250MBs Ethernet broadband service. A further 10mbs building wide Wi-Fi service is also included. You can connect up to seven devices at the same time.

Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

  • Upload your Guarantor Deed
  • Upload two passport sized photos of yourself
  • Upload proof of your address

Checking in

Head straight to our reception area at the front of the building to collect your keys. Make sure you don’t forget your photographic ID (either a driving license or passport).

Out of Hours

Our office hours on move in day are 10am to 4pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at marybone@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 0870 600 4777 and select option 2. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.

Parking and Luggage

We haven’t got any parking facilities but you’ll be allowed 20 minutes to unload your luggage just outside the accommodation. We then ask that you park elsewhere to allow others to do the same.

It’s always best to collect your keys from reception before you begin unloading your belongings as there may be a wait for your keys.

Cancellation Policy

If you wish to cancel your agreement:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

Tenancy Agreement

The Sample Tenancy Agreement (PDF 442KB) details the terms and conditions of your contract with us. 

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence. Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

For more information and to buy your licence, visit the TV Licensing website. There are a variety of payment plans available.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Marybone 2 now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
