Guarantor
You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:
- be over 18
- a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
- have a regular income, assets or savings (which are sufficient to meet your potential liabilities)
Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.
Credit/Debit Card
Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent* to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.
*£1 is advance rent and will be deducted from your total rent amount.
Internet
We understand an internet connection is important for both your academic and personal needs. That’s why we have building-wide WiFi and Ethernet broadband services available, included within your rent payments. Here, you’ll have a reliable and secure internet connection day and night so you can email, download and stream to your hearts content.
The internet package we provide includes a super-fast symmetrical 250MBs Ethernet broadband service as well as a 10Mbs building-wide WiFi service. You can connect up to seven devices at the same time. So you can enjoy our seamless roaming coverage, that’s fast and reliable, giving an uninterrupted service.
Other features available include:

Moving day
We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:
You will find us at the reception desk at the front of the building. However, if you are planning on arriving out-of-hours (between 5pm and 9am) please let us know in advance so we can leave your keys with the 24-hour security guard. If you do not let us know, unfortunately your keys will be locked away securely overnight.
Bring some photographic ID with you such as a driving license or passport. We are more than happy for you to arrange for someone to collect your keys on your behalf, but we will need written permission from you.
Out of Hours
Our office hours on move in day are 9am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at moorlane@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 07546 558 555. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.
Parking and luggage
You will need to collect your keys before you start unloading your car. Once you have your keys, you can use the small car park for 20 minutes while you unload your things. However, please bear in mind we will have lots of students wanting to do the same, so please use a local car park after that.
Cancellations
If you wish to cancel your agreement:
Up to and including 45 days before the start of your tenancy
You can cancel at any time during this period, but there will be a reasonable administration charge.
During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.
Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.
Within 45 days of your contract start date
We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.
Cancellation / Refunds
If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.
Rebookers
We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

When is the best time to book Preston student accommodation?
We recommend booking your Preston student accommodation as soon as your place has been confirmed. Most students begin looking in late September or early October, so the earlier you can begin your search, the higher your chance of securing a spot.
Where is your Preston student accommodation located?
We have a selection of standard and double en-suite student rooms available at Moor Lane Halls, while our Walker Street accommodation also offers student studios.
Both are close to the University of Central Lancashire, Cardinal Newman College and the town centre. They are also close to road links, shops, cafés, bars, pubs and everything that’s going on in Preston.
How much are bills in Preston student flats?
There are no bills in our Preston student flats! All rents are fully inclusive. That means no paying for heating, hot water, electricity, broadband, Wi-Fi, building maintenance or security. You even get contents insurance as part of the rent!
Can I stay with friends at my student accommodation in Preston?
Yes, you can stay with friends! As long as you book early and each of you mentions the other in their application, we’ll do our very best to put you all together. We can’t make any promises, though, as we’re very popular!
Can I view my Preston student accommodation before I book?
You can certainly view your future Preston student accommodation before booking. You should see an ‘Arrange viewing’ button on the accommodation page. Select that, fill in the form, give us three dates and we’ll handle the rest.

What do I need to bring with me?
Our Preston student accommodation is fully furnished and equipped. That means you don’t need to bring furniture, an ironing board, kettle or other appliances. All you’ll need are your clothes, towels, bedding and anything you need to make your life with us more comfortable.
How do I pay for my Preston student accommodation?
You pay for your accommodation using your Sanctuary Students account. You can use recurring card payments to pay using instalments.
International students can use Convera payment portal. It supports a number of international payment methods. You can pay rent in your home currency or have your family pay it for you.
