We have a variety of tenancy lengths available and you can pay in 1, 2, 3, or 7 instalments depending on your chosen contract length.

You will be charged a £1 booking fee at the time of accepting your offer. Once the payment is made, this is non-refundable.

We will inspect your property once you have moved out. If damages are found, additional charges are applicable.

Property Overview

The accommodation is a striking development of two adjacent buildings housing 257 students in en-suite and deluxe en-suite study bedrooms. Either five or six bedroom fully furnished flats are available and each flat has its own kitchen and lounge area.

Oak and Willows House has many security features including 24 hour staffing, CCTV and secure electronic entry. A caretaker service and 24 hour maintenance support is also provided. The accommodation also features great facilities right on your doorstep including an on-site laundry and common room with a large TV and table tennis on offer. Contents insurance, utility bills and 50mbs broadband are all included in your rent, so you can be reassured that everything's looked after.

Remember, the email address you give us is the easiest way for us to contact you. We’ll be sending you an e-contract as well as updates and arrival information during term time and holiday periods. We wouldn’t want you to miss out on anything!

Guarantor

You’ll need to provide us with your guarantor's personal details - someone who is legally obliged to pay the rent if you can’t. This person must be over 18, a UK resident, and have a regular income, assets or savings, which are sufficient to meet your potential liabilities. Remember, you’ll need to get their consent before providing us with their details.

If you do not have a suitable guarantor, payment will need to be made in full. Please contact the office staff to arrange this.

Credit/Debit Card

When you accept your offer of accommodation you’ll need to pay a £1 contract fee to secure your room and set up a recurring card payment relating to your chosen rent instalments.

Building-wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.

The broadband service is provided by StudentCom Networking, a leading provider of managed internet services to student accommodation.

The internet package provided with your accommodation includes a super-fast symmetrical 50Mbs Ethernet broadband service. A further 2mbs building wide Wi-Fi service is also included.

Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Checking in

When you get here please make your way to the reception area at the front of Oak House to pick up your keys. You’ll be asked for some photographic ID so make sure you’ve got something with you, like your driving licence or passport.

Once you’ve signed for your keys you’ll get your welcome pack, containing lots of useful stuff like your room inventory and a Residents’ Guide.

Parking and Luggage

Unfortunately, we don’t have any parking facilities so you’ll need to use local car parks. Please be aware, there will be lots of people moving in at the same time and as a result, the car parks may fill up quickly. Please pick up your keys before you bring your luggage in to the reception area.

Cancellation Policy

If you wish to cancel your agreement:

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Tenancy Agreement

The Sample Tenancy Agreement (PDF 482KB) details the terms and conditions of your contract with us. A full contract will be available to download from the University website once you accept your agreement.

TV licence

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence. Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

From September 2016, you’ll need a TV license to watch the BBC iPlayer.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.

If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Laundry

Oak & Willows House now benefits from LaundryView which will make doing your laundry on-site even easier. The system, created by Circuit, allows you to go online and check the availability of washers and dryers in your building as well as see when other washes are about to end. 

To get started with LaundryView, you first need to find your halls.

Circuit also offer laundry top-up cards which allow you to pay for your washing and drying in advance by paying online or using one of the on-site machines. You can then use your card to pay for washing and drying as well as top-up your card straight from your mobile phone using the Circuit app.

Insurance

At Sanctuary Students we offer specialist insurance cover for all of our students through Cover4Students.com.

All of our accommodation is covered as Basic Cover.

Basic Cover Explained

Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
