How to apply
Remember, the email address you give us is the easiest way for us to contact you. We’ll be sending you an e-contract as well as updates and arrival information during term time and holiday periods. We wouldn’t want you to miss out on anything!
You’ll need to provide us with your guarantors personal details - someone who is legally obliged to pay the rent if you can’t. This person must be over 18 years old, in full-time employment and a UK resident and homeowner. Remember, you’ll need to get their consent before providing us with their details.
When you accept your offer of accommodation you’ll need to pay a £250 deposit and set up a recurring card payment relating to your chosen rent instalments. If you’re re-booking we’ll carry your deposit forward.
Grafton Street student accommodation is in an ideal location for Manchester students, just around the corner from the famous Oxford Road and both The University of Manchester and Manchester Metropolitan University. The Royal Infirmary is a 2 minute walk and the Manchester Metropolitan University Business School is only 20 minutes away. Grafton Street is also just a 20 minute walk away from Manchester's lively city centre, which hosts a wide range of shops, bars, clubs, cinemas and theatres as well as excellent transport links to London and beyond. The iconic Old Trafford Stadium is just a short bus ride away.
Grafton Street is also ideally placed for easy student living, with a local supermarket and bus links just down the road. Manchester Oxford Road Station can be reached within a 15 minute walk, and for travelling further afield, Manchester Piccadilly Station is just 30 minutes away.

Building wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.
The broadband service is provided by Cable Com Networking, a leading provider of managed internet services to student accommodation.
The internet package provided with your accommodation includes a super-fast symmetrical 10mbs Ethernet broadband service. A further 2mbs building wide Wi-Fi service is also included.
Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Your keys can be picked up from the main office at Grafton Street from Wednesday 3 September. The office is open 8am-5pm during the week, and we’ve arranged some weekend arrival times too:
- Saturday 6 September and Sunday 7 September : 9am – 5pm
- Saturday 13 September and Sunday 14 September: 9am – 5pm
If you need to move in outside of these hours please make sure you let us know. If you arrive during non-office hours without notifying us, our security team won’t be able to get access to your keys.
Here’s our checklist to make sure everything goes smoothly on the day:
- Have you paid your £250 security deposit?
- Have you returned your guarantor deed and proof of address?
- Have you sent in two passport sized pictures of yourself?
When you arrive, please head to the main reception at the front of the building where you’ll be able to pick up your keys. Bring some photographic ID too, like your driving licence or passport. On certain days it will be busy, so we appreciate your patience.
You’ll be asked to sign for your keys and you’ll receive your welcome pack, which includes your room inventory and your Residents’ Guide.
Parking and luggage
Our parking facilities are limited so you’ll need to use local car parks. Once you’ve collected your keys you’ll be given access to our parking facilities for 30 minutes before you need to move your car. Please don’t unload your luggage before you’ve picked up your keys.

You can move out before the end of the tenancy but you will still be responsible for paying your rent up until the end of your tenancy agreement unless a replacement tenant can be found and is approved by us. In this case you will incur an administration fee of up to £50 which will be deducted from your deposit plus any cleaning charges. You will also need to pay your rent until the replacement tenant has moved in. Please see our cancellation policy below and your tenancy agreement for details.
The distance selling regulations and your rights to cancel this agreement
Your accommodation has been selected by you via the internet, and therefore the distance selling regulations will apply to this agreement. The following cancellation rights will apply:
Seven days after confirmation of this agreement
The Distance Selling Regulations entitle you to cancel this agreement without penalty during seven working days starting from the date after you confirm this agreement (the statutory cancellation period).
The statutory cancellation period will apply from whenever you confirm this agreement. However you will not be able to cancel on this basis after you have moved into the property, so if you confirm this agreement during the last seven days before you move in, your cancellation period will be shorter.
If you wish to cancel this agreement after the statutory cancellation period, the following additional rights will apply:
Up to and including 30 days before the start of your tenancy
You can cancel at any time during this period, but there will be an administration charge of £50. This will be deducted from the deposit paid by you and the balance of the deposit will be returned to you.
During the last 30 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be an administration charge of £50. Again, this will be deducted from the deposit paid by you and the balance of the deposit will be returned to you.
Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.
Cancellation / Refunds
If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to the Accommodation Office at Grafton Street. Refunds are normally processed within 14 working days.

If you are bringing a TV to watch live TV, or if you receive or record live TV programmes on any other device, such as a laptop, you will need a TV Licence. You won’t be covered by your parents’ licence. Our TV licences only cover the TVs that we provide, for example in common rooms and lounge areas.

The TV licensing authorities recognise that most students do not need the final three months of a TV licence as you leave the accommodation during the summer. You may be able to receive a refund for this period, provided that you don’t need your licence again before it expires.
If you do not have a TV Licence but you receive or record live TV you could face prosecution from the TV Licensing Authority.

Basic Cover Explained
Your possessions, desktop and laptop computer equipment are insured for theft, fire, flood, burst pipes, storm, vandalism, explosion and lightning. Cover applies within your accommodation, in any temporary residence and in transit at the beginning and end of each term.
